Especailly if it is only two story. No noise from above at night. That alone is worth carrying groceries up the stairs every week. Just make sure the ac unit is serviced...
And get a coil up ladder or two for fire/emergency escape. The portable ones tha anchor against the window frame.
I'm suprised that codes don't require a second exit for fire escape.
